Crawlspace Encapsulation in Middle Tennessee

A damp crawl space does more than smell musty. Moisture there can rot wood, rust ductwork, and drift up into the rooms you live in.

We seal your crawl space with a vapor barrier, sealed vents, and a dehumidifier, and add radon mitigation when your home needs it.

What Crawlspace Encapsulation Includes

Think of it as a vapor barrier, plus. Every encapsulation we install has three parts:

  • A sealed vapor barrier over the floor and up the walls, so ground moisture and soil gas stay below it
  • Sealed crawl space vents, so humid outside air stops pouring in
  • A dehumidifier that keeps the humidity in check year-round
  • Tailored to your crawl space, its size, condition, and access

Signs Your Crawl Space Needs Encapsulation

Just because you can’t see the moisture in your crawl space doesn’t mean it isn’t there. Watch for:

A musty smell in the house, especially in summer

Damp insulation, sweating pipes, or standing water under the house

Cold floors in the winter

An HVAC system that runs hard and energy bills that keep climbing

More Than a Vapor Barrier

A vapor barrier on its own only covers the dirt. Encapsulation closes up the whole space:

  • Vapor barrier only: covers the floor, but the vents and walls stay open to outside air
  • Encapsulation: barrier on the floor and walls, sealed vents, and a dehumidifier
  • Keeps your floors warmer in the winter and your pipes and ductwork dry
  • Less outside air in the crawl space means your HVAC system doesn’t have to work as hard

Encapsulation With Radon Mitigation, When It Fits

Crawl space homes in Middle Tennessee can have both a moisture problem and a radon problem. You don’t have to choose one team for each:

  • Encapsulation can be done on its own, no radon system required
  • If a radon test comes back high, we add radon mitigation to the sealed liner
  • One local, certified team for moisture and radon
  • Free, same-day estimates

What is crawlspace encapsulation?

It is a vapor barrier plus more. We seal a heavy liner over the crawl space floor and walls, seal the vents, and add a dehumidifier, so the space stays dry instead of pulling in damp outside air.

How is it different from a vapor barrier?

A vapor barrier covers the dirt floor. Encapsulation goes further: it also seals the vents and the walls and controls the humidity that is left with a dehumidifier.

Why seal the crawl space vents?

Open vents let humid outside air into the crawl space, where it condenses on cool surfaces. Sealing them keeps that moisture out and keeps outside air infiltration to a minimum.

Why do I need a dehumidifier?

Even a sealed crawl space holds some moisture. The dehumidifier keeps humidity in check year-round, which protects wood, ductwork, and pipes.

Do I need a radon system too?

Not always. Encapsulation can be done on its own. If a radon test shows elevated levels, we can add radon mitigation to the sealed liner, so one team handles both.

Will encapsulation help my energy bills?

It can. A sealed, dry crawl space lets less outside air in, so your HVAC system does not have to work as hard, and your floors feel warmer in the winter.

How much does crawlspace encapsulation cost?

Every crawl space is different: size, condition, and access all affect the price. We inspect it and give you a free estimate before any work begins.
